Pasarroyo S. Lake Ave.
Two buildings at the Passarroyo complex on S. Lake Ave. in Pasadena were analyzed by Structural Focus and determined to be non-ductile concrete (NDC) structures. Along with the client, Structural Focus met with the City of Pasadena building official to discuss: a) the potential for a future non-ductile concrete ordinance in the City of Pasadena, and b) potential retrofit criteria for building owners who want to be proactive and start retrofitting NDC buildings. An agreement was reached to follow the City of Los Angeles NDC Ordinance, and a retrofit design was completed for both buildings. Utilizing a fiber reinforced polymer (FRP) system for the entire retrofit of each building, Structural Focus successfully implemented a phased construction sequence that allows the retrofit to be completed at convenient times (tenant turnover, tenant improvements, etc.) for the owner and the building tenants. A partial retrofit of both buildings has been completed, and the seismic retrofit work will continue based on tenant movement and leasing opportunities.
